There is a need to ensure that the instrument of transfer of title (Deed of Assignment) is registered with the Lands Registry, this process is called perfection of title. A perfected property document is an acceptable form of collateral to any financial institution. Also, a property owner is entitled to compensation should the Government acquire his property for overriding public interest. It is important to note that the Government is not under any legal obligation to grant any compensation to any property which has not undergone the title perfection procedure, as the title of the property owner is deemed to be unknown to the Government.
